Job Summary

• The Estate Manager is responsible for overseeing the planning, administration, maintenance and development of TDC Ghana LTD estate portfolio, including residential, commercial, industrial properties and rental lands.
• The role ensures optimal use of assets, tenant satisfaction, effective revenue collection and compliance with legal and regulatory requirements
• It also involves supervising estate operations and supporting the strategic goals of the company

Key Responsibilities

Estate Operations & Administration

• Oversee day-to-day management of TDC's rental properties and land (residential, commercial and industrial).
• Ensure proper allocation, documentation, leasing and monitoring of all property and land assets
• Maintain accurate and up-to-date records of all tenants, leases and property transactions

Maintenance & Infrastructure Oversight

• Coordinate preventive and corrective maintenance of estate infrastructure including buildings, roads, drainage and common facilities
• Supervise contractors and service providers for facility services such as security, landscaping, janitorial and repairs
• Conduct regular property inspections and initiate necessary maintenance or upgrading actions

Client & Tenant Management

• Serve as the main point of contact for tenants, lessees and land allottees
• Handle tenant concerns, complaints and service requests promptly and professionally
• Coordinate tenant onboarding, rent reviews, lease renewals and termination processes

Financial & Revenue Management

• Support the preparation of budgets for estate operations, maintenance and capital projects
• Ensure timely collection of ground rents, lease fees, service charges and other dues
• Monitor expenditure and provide monthly and quarterly reports on estate performance and revenue targets

Compliance & Regulatory Affairs

• Ensure estate operations comply with TDC's internal policies, Ghana's land laws, planning regulations and tenancy laws
• Liaise with the finance, legal, survey, planning and development departments to resolve property-related issues

Staff Supervision & Capacity Building

• Supervise a team of Estate Officers and technical staff, ensuring high performance and accountability
• Provide mentorship, training and support to enhance team capacity and effectiveness

Risk Management & Security

• Oversee security arrangements within estates and implement measures to prevent encroachment or vandalism
• Coordinate with safety personnel to ensure estates meet occupational health and safety standards

Qualification Required & Experience

• Bachelor's degree in estate management, land economy or a related discipline
• Membership in the Ghana Institute of Surveyors (GhIS)
• Master's degree in estate management, Land Economy or related discipline will be an added advantage

Experience

• Minimum of 6 years of post-qualification experience, with at least 4 years in a supervisory or managerial role in estate or property management
